There is something called an energy efficiency tax credit. So, if you install all electronics and fixtures that are energy efficient, then you can get a tax break of up to $1,500 for 2010. You can change the water heater in your house or convert it into a solar based heating system. The more energy you save, the better it is for you. The credit is given to each home, and not each person. So, if one person in the house files for the tax credit, then your spouse cannot file for the same.
There is another tax rebate program called the energy star rebate program. This allows you to get $50 back when you purchase an energy efficient refrigerator. So, other than selling and buying the house and getting rebates, you can add to the tax credit by installing energy efficient appliances and fixtures in the house. When you are making modifications to the house in order to sell, then make it sensibly so that you can maximize the profits.
